Lake Macquarie estate seeks change to 'streamline' 181-lot housing estate

A 181-lot residential subdivision in Lake Macquarie is seeking to modify the construction timeline of its eight-stage development.

The development is located in Edgeworth on privately-owned greenspace bordered by Minmi Road, Transfield Avenue and Tarkalong Street.

Lake Macquarie City Council approved the original development application, colloquially known as the "Transfield Estate", in November 2024 after the elected councillors endorsed a land transfer.

The loss of 11.4 hectares of bushland was offset by the council acquiring 10.7 hectares of green space at Teralba to form part of an expanded conservation zone.

At the time, North Ward Labor councillor Brian Adamthwaite described the decision as striking the right balance between providing homes and conservation.

"North Ward is providing housing for people and West Ward is now getting attractive land that's going to maintain not only wildlife homes, but it'll be a recreational facility for people all over the city," Cr Adamthwaite said.

The lots in the Transfield Estate range from 786 square metres in stage eight to 375 square metres in stage three.

The proponent Twin Rivers Developments seeks to modify the staging of the development due to drainage.

"The proposed amendments relate to minor internal works to streamline the sequencing and infrastructure delivery for the residential estate," High Definition Design stated on behalf of Twin Rivers Developments in the modification letter.

"The revised staging will enable a more efficient construction to take place.

"The subdivision layout remains unchanged from the approved subdivision plan and the proposed modification will result in substantially the same development. There is minimal environmental impact arising from the proposed modification."

Last week the Newcastle Herald reported that there are about 5000 council-approved residential lots in Lake Macquarie awaiting construction to begin.

The largest proportion of approved homes, 1700, are located close to the Transfield Estate in Cameron Park at the Link Road North and Link Road South sites.
